EPCs for Holiday Properties

March 2011

DORSET Property agents Bournecoast report that the Department for Communities and Local Government have decided to take forward the proposal to amend their existing guidance, and to introduce the requirement to provide an Energy Performance Certificate for properties that are rented out as holiday lets for more than 4 months in a 12 month period.

Des Simmons, Managing Director of Bournecoast, and Chairman of Bournemouth Area Hospitality Association, said, “Although this was originally to take effect from 1st April (and no, it’s not an April Fool!), this has raised grave concerns within the tourism industry.  The concern is that there is no way that the effective date would allow sufficient time for current owners and agents of holiday properties to comply, so it is small compensation that the implementation date has now been put back.”

It has since been agreed that the amount of time available for obtaining an EPC and the amendment to the guidance will now come into effect on 30th June 2011, giving a breathing space of only another couple of months.
