BEDROOMS - This unique property features three bedrooms. The Master Bedroom has a King Size Bed, boasts a Juliet balcony and an ensuite shower room with a double shower cubicle and toilet. The shower room is a Jack and Jill design with additional access from the hallway. The second bedroom is a quadruple room, comprising of two Single Beds and a Day Bed (which has a pull-out bed to create a Double Sofa Bed). This room also benefits from sliding doors that lead to a balcony. The third bedroom is a Twin Bedroom with a set of bunk beds, please note the bottom bunk is a low profile bed. There is a generously sized lounge/diner, the lounge area boasts a 75" SMART TV and FREE WIFI is available for holiday lets (subject to availability from Internet Service Provider). From the dining area there are sliding doors which lead to the garden. Off the dining area is the separate kitchen which is equipped with an ELECTRIC HOB - TWO ELECTRIC OVENS - AIR FRYER - DISHWASHER - AMERICAN FRIDGE/FREEZER - MICROWAVE. There is also a utility room, complete with a WASHING MACHINE. For added convenience there is a second shower room on the ground floor with a shower cubicle and a toilet. This chalet bungalow boasts a beautiful garden which combines a lawn and a patio area with garden seating, along with a charming summer house for you to enjoy. There is off road parking in the driveway for up to three cars. ADDITIONAL NOTES - There is a Doorbell Camera device at the front of the property. This accommodation has a HAIRDRYER for guests to use. Linen & towels included for holiday lets are provided by the owner. EPC GRADE - C. One fully house trained dog is accepted. LOCAL AREA

Christchurch Quay, only a short drive away, is a popular destination offering riverside walks, a park, café, the Boathouse Restaurant, a bandstand, childrens play area, and an exciting water play park with interactive features including water jets, sprays, pumps, channels, sluices and a paddling pool. From the Quay, you can also enjoy ferry trips during the summer months (weather permitting) to Wick, Mudeford Sandbank and Hengistbury Head. The historic town of Christchurch itself is full of charm, with a bustling high street offering shops, convenience stores, supermarkets and a weekly market. You will also find a wide selection of cafes, bars and restaurants. The River Stour, which runs behind the property, stretches for 64 miles and is largely followed by the scenic Stour Valley Way, perfect for those who enjoy riverside walks and exploration. For nature lovers, St Catherines Hill is close by, a 35-hectare area of heathland and forest, popular for walking, hiking and mountain biking, and home to a wide range of wildlife species. * Bookings must reflect the true purpose of stay.
* Guests may be asked to confirm the nature of their visit.
* Outdoor quiet hours between 10pm - 8am.
* No loud music, shouting, or disruptive behaviour at any time.
* Zero tolerance for anti-social behaviour and breach of this will result in immediate cancellation of stay without refund.
