Renters Reform Bill: What Landlords Need to Know – and How We’re Supporting You

The Government’s ongoing Renters Reform Bill aims to modernise the rental sector, but we know many landlords are understandably concerned about how these reforms could impact both long term lettings and short term seasonal arrangements like winter lets.

A key part of the proposed legislation is the removal of fixed-term tenancies, moving all rental agreements onto periodic terms. This could change how winter lets operate, particularly in the way landlords manage tenancies that were traditionally set for less than 6 months to fill gaps between summer and peak holiday letting periods.

At this stage, while the Bill has passed through several Parliamentary stages, it has not yet become law – and important details are still being shaped. What’s clear is that change is coming, and it’s more important than ever to be proactive, informed and compliant.

That’s where we come in.

We are working closely with PASC UK (Professional Association of Self-Caterers) and their legal team to stay at the forefront of the debate, especially around seasonal tenancies and the unique position of holiday and winter let landlords. We’re also contributing to the discussions to help shape practical solutions that work for our landlords.

Although winter lets may not operate under the same fixed-term arrangements in the future, we’re already exploring alternative strategies that remain fully compliant while still allowing you to maximise income during quieter months. These include creative tenancy structures, professional tenant vetting and flexible agreements that still meet the legal requirements of the new framework.
