Navigating the Renters Rights Bill – Why Landlords Need an Expert Agent More Than Ever
The Renters Rights Bill is set to bring the most significant shake-up of the private rental sector in decades, introducing sweeping changes that will impact landlords across England. With increasing legal requirements and heightened tenant protections, it has never been more important to have an experienced property agent to help navigate these reforms.
Among the key changes in the bill are:
- Abolition of Section 21 ‘No-Fault’ Evictions – Landlords will no longer be able to regain possession of their property without providing a valid legal reason.
- New Grounds for Possession – While Section 8 will be strengthened, landlords will need to ensure they follow stricter legal processes to reclaim their properties.
- Periodic Tenancies for All – Fixed-term tenancies will be replaced with rolling periodic agreements, giving tenants greater flexibility to leave, but also requiring landlords to carefully manage tenancies to avoid costly void periods.
- A New Property Ombudsman – A government-backed body will be introduced to handle tenant complaints, meaning landlords must be prepared for increased accountability.
- Stronger Rules on Property Standards – The Decent Homes Standard will be extended to the private rented sector, placing greater responsibility on landlords to maintain high living conditions.
- Regulation of Rent Increases - Rent increases will be limited to once per year.
- The Right to Request Permission to Keep a Pet- Tenants will have the legal right to request permission to keep pets in their rented homes, which landlords must consider and cannot unreasonably refuse.
- Limitation on Upfront Rent Payments
